This past week, Remington Properties decided to venture out of our beautiful office to have our weekly meeting offsite at Pulte Homes in their new Mirehaven community. An old friend since we first met almost a decade ago at another Pulte community, Scott Jeffers, is in charge of selling this incredible community with his co-worker Patty Johnston.
Admittedly, I have not had the most open mind to this new community, thinking it must just be another garden variety tract home community. I couldn’t have been more incorrrect.
There is nothing else in the Albuquerque marketplace quite like Mirehaven! Located a short jog north of interstate 40 and the Unser Boulevard exit on Albuquerque’s northwest side, Mirehaven truly is Albuquerque’s next BIG housing community. It took me exactly 13 minutes to get here from the heart of Downtown Albuquerque (Central & 2nd Street intersection). In my humble opinion, I believe this area will be just as sought-after as northeast Albuquerque’s High Desert community! Think of Albuquerque as one gigantic bowl, or valley, as the lay of the land can be easily parallelled. On the east side, the commanding Sandia Mountains stare over the city. Mirehaven is on the exact opposite side from the Sandias, where the elevation of the land rises back up. The result is: PHENOMENAL mountain views by day, and sweeping panoramas of the entire city lights below you by night. Discovered adjacent to 7,000 acres of protected federal land to it’s west, homes in Mirehaven should retain excellent resale values by having this land-locking feature, not unlike how the Sandia Mountains on the eastern side of the city provide an easternmost border for development. This helps retain values since homeowners here will not be competing against new construction that keeps going west once the community is completed.
As you approach Mirehaven, you are welcomed in to the community via a GRAND entrance with meticulously-groomed landscaping. Each phase of construction incorporates various parks and a total of 9 miles of landscaped walking / biking trails connecting to The Petroglyphs (3 on the non-gated side, 6 inside the 55+ gated side), an area where you can find ancient Native American writings carved into the rocks.
The non-gated side of Mirehaven features cutting-edge modern amenities and are consumer-inspired, life-tested. In a nutshell, this means that rather than the homes just being built from an architect’s design plans, the homes were first constructed fully out of hardware. Consumers walked the homes suggesting changes – which were immediately rendered on the cardboard – until all of the recommended changes / improvements were made. The end result: all of the details were thought out here. For more information about life-tested home designs, please watch THIS VIDEO.Other standard features of Pulte Homes at Mirehaven include: energy-efficient 2X6 construction with blown-in insulation, soaring 9 foot ceilings, ample natural lighting, dream kitchens all with generous islands, private master suites separate from other bedrooms… and incredible attention to detail & design features that, coming from one of the market’s highest-selling brokers of luxury properties, rivals their custom-cut-and-tailored quality.
The gated side of Mirehaven is like nothing Albuquerque has EVER seen… Albuquerque’s FIRST Del Webb active adult 55+ community. Little known secret!: 20% of the community may be sold to persons who are at least 45-years old. The concept is far more than a neighborhood with nice homes. Here, a 10,760 square foot Amenity Center offers a fitness facility, billiards, craft room, bocce ball, pickle ball, tennis court, Jr. Olympic beach-entrance outdoor heated resort-syle pool (nearly year-round!), year round jacuzzi, ample community rooms for large functions, and the most incredible outdoor event space available exclusively for Del Webb residents overlooking the great vistas of Albuquerque. Additionally, this Amenity Center is staffed with a LifeStyle Director, Julie Karl (505.975-9095) who’s sole job is to connect the community with one-another. Since their opening, residents have enjoyed various social outings to grow lasting relationships with one another, including: coffee chats, men’s breakfasts, ladies luncheons, neighborhood chile cook offs, group hikes through the Petroglyphs, and occassional special events such as their recent holiday celebration at St. Clair’s winery. Homes in this gated community range from 1,572 – 2,505 square feet, and prices start at $232,000 (the most expensive sold here was in the early $600’s for a heavily-upgraded dream home on an ultimate panoramic view lot). All homes have a very reasonable homeowner’s association of $175 per month. Pulte’s sales professional Michelle Kekich is in charge of home sales in this Del Webb community. The average home sale here is approximately $375,000.
Homes here range from 1,776 – 4,132 square feet, prices start at approximately $230,000. The average home sale here is approxmately $375,000.
